San Carlos Market Overview | 4th Quarter 2015

I would like to invite you to preview the single family home market overview for San Carlos in the 4th quarter of 2015 versus the 4th quarter of 2014. Please find below a table of sales data showing you the comparison.
[table id=4Q_SC /] Single family home prices in San Carlos continued on an upward trend in the 4th quarter of 2015. The average sales price in the 4th quarter of 2015 were 24% higher than the 4th quarter of 2014. The median sales price in San Carlos increased by 16% in 4th quarter of 2015 versus 2014. There has been a slight increase of 9% in the total Sales Volume in the 4th quarter of 2015 ($96.96 Million ) vs 4th quarter of 2014 ($88.75 Million), as the number of sales transactions was significantly lower this year’s 4th quarter at 55 homes sold as compared to last year which had 64 homes sold – this is a 14% drop in the number of sales transactions.

Area 350 – Alder Manor
Area 351 – Beverly Terrace
Area 352 – El Sereno Corte (also known as White Oaks)
Area 353 – Howard Park

Homes in the neighborhood area of Howard Park (MLS area 353) has the highest percentage gain in average sales price of 57%, an increase from $1,433,333 in 4th quarter of 2014 to $2,247,900 in 4th quarter of 2015. Beverly Terrace (MLS area 351) has the second highest percentage gain of 29 % in average sales price, $1,446,098 in 4th quarter 2014 versus $1,869,583 in 4th quarter of 2015. The third highest percentage gain is the White Oaks neighborhood (MLS area 352) which has a gain of 19% in average sales price from $1,432,817 in the 4th quarter of 2014 to $1,707,559 in 2015.
TOP VALUATION PER SQUARE FEET 4th quarter of 2015 in San Carlos
In the 4th quarter of 2015, the neighborhood White Oaks (MLS area 352) has 2 of the highest price homes sold per sq ft.
The first home was at 1348 Cedar St with 960 sqft of living area featuring 2 bedrooms and 1 bath, this single level home was sold at $1,724 per sq ft. The second highest price home sold per square ft was 1277 Greenwood Ave which features a 850 sqft living area on a 5,200 sqft lot with 2 bed and 1 bath – was sold at $1,471 per sq ft.
