Both the average list price and the average sales price in the 4th quarter of 2014 were 11% higher than the 4th quarter of 2013. The average list price per sq ft increased 22% from $640 per sq ft in 4th quarter of 2013 to $778 per sq ft in 4th quarter of 2014. The average sales price and median sales price in San Carlos increased by 11 to 12% in 4th quarter of 2014 versus 2013.
The number of sales transactions in San Carlos decreased by 15 % from a total of 62 sales transactions of 4th quarter in 2014 versus 73 sales transactions in 2013.
The highest price home sold in the 4th quarter of 2014 in San Carlos was $2,400,000 whereas the highest price home sold in the 4th quarter of 2013 was $2,807,500. The lowest price home sold in the 4th quarter of 2014 in San Carlos was $740,000 and the lowest price home sold in the 4th quarter of 2013 was $70,4000.

Cordes ( MLS area 355 ) had the highest percentage gain of 32% in average sales price . $1,589,714 in 4th quarter of 2014 versus $1,201,429 in 2013. Howard park (MLS area 353 ) had the second highest percentage gain of 30 % in average sales price . $1,433,333 in 4th of 2014 versus $1,099,000 in 2013. White oaks ( MLS area 352 ) had the third highest percentage gain of 29% in average sales price. $1,424,095 in 4th of 2014 versus $1,101,154 in 2013 .
TOP VALUATION PER SQUARE FEET in the 4th quarter of 2014 in San Carlos
In the 4th quarter of 2014, the neighborhood Cordes (MLS area 355) has the highest price sold per sq ft – $1,750 per sq ft (436 Laurel Street). This property was sold with a proposed 5 units condominium project for $ 2,100,000 with the current home at 1,200 sqft.
