Finding the Best Deal in Town – San Mateo
Home prices in the Bay Area are higher than ever. With an average of three to ten offers on a property, how can homebuyers possibly find the best value in town?
I recently represented a client who purchased 3034 Fernwood in San Mateo. The home had four bedrooms and 3.5 baths with an interior of 2,730 sq ft on a 5,084 sq ft lot. The home was listed at $1,299,000 and was sold for $1,275,000, which is $24,000 below list price. And they used the savings to improve the home the according to their taste and style. They put beautiful new hardwood floors on the first level, repainted the interior of the home, and renovated the bathroom. The home was already updated and came with granite kitchen counter and dual pane windows. Now with these little extra touches, my client will enjoy their new home even more.
Sometimes when sellers list their homes right at the market price, buyers might not make an offer on the property as they expect to pay even more on the asking price. So after two to three weeks when the home still hasn’t sold, the seller will starts to get restless. Because they check frequently, new homebuyers tend to be aware of the new listings but don’t remember what other homes still exist on the market. When this happens, the buyer might have the opportunity to purchase a home below market price without going through a bidding war. Everyone’s happy!
